LegalX is the only legal description standardization software on the market today. Simply put, it takes a free-form legal description and prepares it for use by our matching software, Searchlight. Much like an address scrubbing software, it uses both text recognition methods and logical deduction processes to make sense out of a raw text legal description. Once the useful data elements are recognized, they can then be utilized in a variety of ways.
Accumatch developed this to integrate into its Searchlight product, with amazing results. By matching on these added fields, Accumatch found that it could capture matches that most companies could not. Most notably, new subdivisions that did not yet have an associated street name and/or number.
Elements that LegalX recognizes are: lot, block, subdivision, section, township, range, book, page, unit, acreage, phase, recording date, and many others. LegalX can also determine the difference between a unit of a subdivision and a unit of a condominium with remarkable accuracy.
